Terms of Service

Housing Verified gives you a list of rental properties whose screening requirements you meet, based on criteria we collect from landlords and property managers. It is information, organised for you. It is not an approval, and it is not an application.

What Housing Verified is

You tell us about your situation. We compare it against screening criteria we've collected from landlords and property managers across Minnesota, and we give you a list of properties whose stated requirements you meet.

That's the whole service. Their requirements, gathered and organised for you.

What Housing Verified is not

We are not a landlord, property manager, or real estate agent. We don't own, manage, lease, or show any of the properties on your list. We have no business or financial relationship with them and we're not paid by them. No property can pay to appear on your list, or to rank higher on it.

We do not submit applications for you. Every property on your list is one you contact yourself.

We do not guarantee approval. A property appearing on your list means its stated screening criteria line up with the information you gave us. It does not mean you'll be approved. Landlords make their own decisions, weigh things they never told us about, and change their minds.

We do not run credit checks. We never pull your credit, and nothing you do here affects your score. We use the credit score estimate you provide.

We are not a consumer reporting agency and we don't provide consumer reports. We don't screen you on behalf of any landlord, and we don't share what you tell us with landlords.

Your list separates properties into two groups, and the difference matters.

Everything the landlord told us they require lines up with what you told us.

Worth a shot

The landlord told us they weigh the whole picture rather than going strictly by the numbers, and you're close enough to their stated minimum that applying is reasonable. This is our judgment, not the landlord's promise. These are real possibilities, not guarantees, and we label them separately so you can decide where to spend your application fees.

About the criteria we collect

We collect screening criteria from landlords' own published policies, from company screening documents, and by asking properties directly. We record what we find.

Criteria change. Staff turn over. The person who answered the phone may not be the person who reviews your application. Rents and availability move constantly. We do our best to keep this current, and we can't promise every detail is accurate on the day you call.

Always confirm criteria with the property before paying an application fee. In St. Paul, landlords are required to provide their written screening criteria before charging you.

Your responsibility

The quality of your list depends entirely on the accuracy of what you tell us. If you understate an eviction, guess low on income, or leave out a criminal record, you'll get a list built on wrong information and you'll waste application fees finding out.

There's no advantage in shading your answers. We're not screening you, and we don't report anything to anyone.

Payment and refunds

Payment is a one-time charge for one list. There's no subscription and nothing recurring.

You always see your match count before you pay. If we find no properties for you, we don't charge you at all, and we give you our resources page for free.

Because the product is delivered immediately and in full at the moment of payment, we don't generally offer refunds. You knew the number before you paid.

That said, if something's genuinely wrong — the list didn't deliver, the information is materially inaccurate, you were charged twice — email us and we'll make it right. We'd rather fix a real problem than argue about it.

Fair housing

We support fair housing. We don't screen, sort, or filter based on race, colour, national origin, religion, sex, familial status, disability, or any other protected class, and we don't help landlords do it either.

Where local law limits what landlords may consider — Minneapolis and St. Paul both restrict the use of eviction and criminal history — we apply those protections in your favour. If an ordinance says a landlord can't hold something against you, we treat that property as open to you regardless of what they told us.

Limits on our liability

We provide this information as-is. We're not liable for application fees you spend, properties that decline you, criteria that changed after we recorded them, or housing decisions you make using our list. Our total liability is limited to what you paid us.

Changes and governing law

We may update these terms. Material changes will be posted here with a revised date. These terms are governed by the laws of the State of Minnesota.
